The transaction is expected to close by the end of September 2026, subject to customary closing conditions, giving Sansiri Capital 100% ownership of the ultra-luxury trophy asset.

Sansiri Public Company Limited (SET: SIRI), Thailand No.1 most trusted ultra-luxury real estate developer with over 40 years of experience, today announced that Sansiri Capital, its global private-equity hospitality trophy-asset fund focusing on generating dividend income and driving sustainable long-term growth, has signed a Sale and Purchase Agreement (SPA) to acquire 100% ownership of “The Lake Como EDITION”, a new five-star new landmark hotel on Italy’s Lake Como.
The asset is valued at more than EUR 200 million (over THB 8 billion) and is being acquired from international investment firms Bain Capital and Omnam Group. The transaction is expected to close by the end of September 2026, upon which the asset will be wholly owned by Sansiri Capital and immediately contributing income to the fund.
The investment represents a strategic move to own an ultra-luxury trophy asset in a rare, high-potential waterfront location on Lake Como, one of the world’s most sought-after leisure destinations. With extremely limited opportunities for new development, the location offers long-term value appreciation.
The acquisition is expected to create value through a newly repositioned, income-generating asset that is already operational, eliminating construction and development risk while providing immediate cash flow visibility. In the July-August 2026 high season, the hotel achieved occupancy rate of more than 70%, with ADR exceeding EUR 1,500 per night.

The Lake Como EDITION is situated on the shores of Cadenabbia, the property occupies a rare waterfront position opposite Bellagio, with access to Milan and Malpensa International Airport in approximately one hour. The landmark 19th-century palazzo was acquired by Bain Capital and Omnam Group in late 2021, under a fund managed by Kryalos SGR. An extensive redevelopment began in April 2022, reimagining the historic property as The Lake Como EDITION. The hotel opened in March 2026, just under six months ago, as part of Marriott International’s EDITION Hotels portfolio, introducing a new expression of contemporary luxury to one of Italy’s most iconic destinations.
The redevelopment substantially reconfigured the property, reducing the former hotel’s room count from nearly 300 to 148 larger rooms and suites and creating a new spa and wellness building, alongside an extensive food and beverage and leisure offering. The transformation also incorporated the property’s distinctive waterfront amenities, including its floating pool and beach club.
The partnership assembled an international team to deliver the new positioning, appointing Marriott International to operate the property under its EDITION brand, Neri&Hu to lead the interiors, Michelin-starred chef Mauro Colagreco to shape its signature culinary offering and The Longevity Suite to develop its wellness programming. The redevelopment also achieved LEED Gold certification, reflecting the partners’ focus on creating a more sustainable, future-ready hospitality asset.
