AP and TOA Join Forces to Build Green Supply Chain and Elevate Construction Standards for Sustainable Living Quality

(SET: AP), stated that AP Thailand is committed to enhancing quality of living under its vision of “EMPOWER LIVING” or Cheevit Dee Dee Tee Lueak Eng Dai. Driving its business strategy, “CODE OF IN-DEPTH UNDERSTANDING”, which places strong emphasis on a deep understanding of people’s lives in all dimensions. One of its key pillars is the Code of Sustainable Impact, which aims to elevate sustainability standards across the industry through an operational framework that integrates ESG principles across all stages of project development — from design concepts and the selection of materials and construction innovations, through to the actual living experience.

Most recently, the company has announced a partnership with TOA Paint (Thailand) Public Company Limited (SET: TOA) to build a Green Supply Chain. This collaboration seeks to raise sustainability standards within Thailand’s real estate industry, while expanding a network of Strategic Sustainability Partners across environmental, energy, and construction material sectors. The partnership focuses on environmental responsibility in all dimensions, with the shared goal of delivering long-term sustainable quality of life for people, society and the planet.

All AP housing and condominium projects select materials of world-class quality

This collaboration supports the goal of delivering quality living to AP Thailand customers through the use of TOA’s high-quality, environmentally friendly materials that are internationally certified — particularly Environmental Product Declaration (EPD), an environmental label that transparently discloses a product’s environmental impact throughout its life cycle. It also includes Carbon Footprint Reduction (CFR) certification from the Thailand Greenhouse Gas Management Organisation (Public Organisation) or TGO, reflecting tangible reductions in greenhouse gas emissions during the production process.

Delivering Living Quality in every dimension with premium paints and eco-friendly gypsum from TOA

AP Thailand has selected high-quality paints and environmentally friendly construction materials from TOA, which meet environmental standards and help enhance residents’ quality of life. These materials have been continuously applied across AP’s residential projects, including

  • Building paint productsSuperShield innovation, which offers up to 99.2% solar reflectance and up to 90% heat release, helping to reduce indoor temperatures by as much as 8.1°C, which contributes to lower energy consumption from air conditioning. In addition, the 4Seasons paint range has low volatile emissions, making it safe for occupants. Furthermore, the innovative primer paint packaging uses recycled plastic, reducing the use of new plastic by approximately 20% per bucket and lowering greenhouse gas emissions by up to 322 grams of carbon dioxide equivalent (gCO2e).
  • Construction materials – TOA Gypsum, the latest eco-friendly innovation from TOA, includes both standard gypsum boards (TOA Proboard) and moisture-resistant gypsum boards (TOA Waterproof). These products are the first in Thailand to receive Carbon Footprint Reduction (CFR) Gold Label certification from the Thailand Greenhouse Gas Management Organisation (TGO), as well as LEED V4 & V4.1 certification from the internationally recognised U.S. Green Building Council (USGBC). They are confirmed to have low VOCs emissions, ensuring safety for both construction workers and residents, aligning with modern Green Building development practices.

This collaboration reflects the Code of Sustainable Impact, a key pillar under AP Thailand’s “CODE OF IN-DEPTH UNDERSTANDING” strategy, which aims to integrate ESG principles into every stage of residential project development. This spans from energy- and environmentally conscious design, to collaboration with a network of strategic partners across environmental, energy, and high-quality construction material sectors under the role of Strategic Sustainability Partners. It also covers construction waste management, as well as the development of green spaces and the enhancement of surrounding community well-being.

These efforts aim for a long-term balance between business growth, residents’ quality of life and environmental sustainability. At the same time, they enhance Living Quality and deliver “Cheevit Dee Dee Tee Lueak Eng Dai” to customers across all AP developments — including single-detached homes, townhomes, twin homes and condominiums. One of this year’s key achievements is the strategic partnership with a leading developer, AP Thailand, driven by a shared goal of creating homes that are “good for both people and the planet”. TOA has introduced its comprehensive range of construction material innovations — including eco-friendly paint technologies and gypsum ceiling boards — to enhance AP’s construction standards, ensuring that every project is environmentally friendly from structure through to surface.

TOA is advancing towards its Net Zero Emissions goal by 2050, marking a significant milestone in reducing greenhouse gas emissions through its “7-Green”, which are being implemented across all dimensions. These include Green Production & Energy, where factories utilise clean energy and continuously reduce production waste; and Greenovation & Green Certified, which drives innovations such as TOA Organic Care, made from plant-based materials, and SuperShield paint, known for its durability and up to 99.2% heat reflectivity, helping to reduce electricity consumption.

These products have received extensive EPD and Carbon Footprint Reduction (CFR) certifications in Thailand and have been selected for use in AP Thailand’s projects to deliver energy-efficient and safe homes for residents. Other initiatives include Green Reforestation, which focuses on tree planting to expand green areas and enhance carbon absorption, as well as Green Partner & Value Chain. The collaboration with AP serves as a model for a Green Partner, where resources and logistics are jointly managed to reduce the carbon footprint throughout the entire product life cycle.
