  • AWC and Siam Commercial Bank (SCB) strengthen their long-standing partnership under a shared vision for sustainable development, securing THB 40.5 billion in sustainability-linked financing to advance landmark developments across Thailand’s strategic tourism destinations.
  • The financing will support the development of Woeng Nakornkasem Yaowaraj, AWC’s largest landmark project in the heart of Yaowarat, the world’s largest Chinatown, transforming this historic district into a world-class destination. The project will feature the “Kung Fu Panda” experience in collaboration with Universal Destinations & Experiences, connecting the beloved global character with the unique identity and Thai-Chinese cultural heritage of Yaowarat, while creating economic opportunities for local communities and delivering long-term value for Thailand.
  • This financial support reflects strong confidence in AWC’s potential, backed by a robust financial structure with an IBD/E ratio well below the industry average. It aims to elevate Thailand’s tourism industry while creating long-term value for the economy, society, and environment through high-quality projects nationwide.

Asset World Corp Public Company Limited (SET: AWC), Thailand’s leading integrated lifestyle real estate group, and Siam Commercial Bank Public Company Limited (SCB) have joined forces to strengthen Thailand’s economy and tourism industry through a shared commitment to sustainable value creation through the arrangement of a Sustainability-Linked Loan within a total package of THB 40.5 billion financing package. This package aims to support AWC’s long-term Sustainable Growth-Led Strategy through the continued development of its quality asset portfolio.

The package comprises a THB 10.5 billion loan for the “Woeng Nakornkasem Yaowaraj” project, AWC’s largest landmark mixed-use development, which is being developed to transform this historic district into a new tourism ecosystem that connects Thai-Chinese cultural heritage with world-class experiences under the concept “Legacy of the Past, Inspiration of Tomorrow,” creating long-term value for the community, the economy, and Thailand’s tourism industry. The project will be an experience of “Kung Fu Panda” from Universal Destinations & Experiences, inspired by the identity and stories of Yaowarat to pass on the charm of this historic area to visitors from around the world.

Mrs. Wallapa Traisorat, Chief Executive Officer and President of Asset World Corp Public Company Limited (AWC), stated: “AWC would like to thank Siam Commercial Bank for their partnership in supporting the development of quality projects that strengthen sustainable tourism, create economic opportunities for local communities, celebrate the unique identity of each destination, and contribute to Thailand’s journey towards becoming one of the world’s leading tourism destinations.

This funding will play an important role in the development of Woeng Nakornkasem Yaowaraj, one of Bangkok’s most iconic historic districts and a strategic tourism destination, by connecting Thai-Chinese cultural heritage with internationally recognized experiences such as ‘Kung Fu Panda.’ More than a new tourism attraction, our vision is to create a destination that connects people, culture, communities and future generations while generating long-term value for Thailand’s tourism industry and local communities.

At AWC, we believe that a strong tourism economy and sustainable growth are driven by destinations that attract travelers from around the world, together with the collective strength of partners who share the same long-term vision. This collaboration will help create meaningful and lasting value for Thailand, its communities and the tourism industry.

This Sustainability-Linked Loan marks another important milestone in AWC’s Sustainable Growth-Led Strategy, supporting our commitment to strengthening Thailand’s sustainable tourism destinations while advancing our long-term strategy to develop real estate that delivers sustainability across all three dimensions—for the environment, for communities and society, and for sustainable economic growth that creates jobs and generates lasting income for local communities.”

Mr. Sarut Ruttanaporn, Chief Executive Officer of Siam Commercial Bank Public Company Limited (SCB), commented: “The longstanding relationship between Siam Commercial Bank and AWC reflects the mutual trust we have built over many years, as well as our shared commitment to delivering projects that create meaningful value for Thailand. This shared vision has led to this significant collaboration, comprising a THB 10.5 billion Green Loan for the Woeng Nakornkasem Yaowaraj project and a THB 30 billion Sustainability-Linked Loan to support AWC’s future quality developments across Thailand.”

This Green Loan will help drive the development of Woeng Nakornkasem Yaowaraj as a global model for sustainable mixed-use developments, while supporting future projects to become examples of sustainability that inspire stakeholders both in Thailand and internationally. This collaboration between the financial and business sectors also demonstrates the potential to advance real estate developments into internationally recognized tourism landmarks, contributing to Thailand’s economy while creating sustainable long-term value for the nation.

“This partnership also reflects Siam Commercial Bank’s commitment to being a trusted partner throughout the sustainability transition under our ‘Live Sustainably’ philosophy. We believe economic growth must go hand in hand with environmental stewardship, stronger communities and preserving Thailand’s unique identity for future generations. This commitment has also been recognized internationally.

Woeng Nakornkasem Yaowaraj is AWC’s largest landmark mixed-use development, spanning more than 14 rai in the heart of Yaowarat, one of Bangkok’s oldest and most historically significant districts, which has served as an important cultural and commercial center since the late 18th century. The Company is developing the project as a landmark destination that builds on the district’s rich heritage while creating long-term value for the community, tourism industry and Thailand.

The Woeng Nakornkasem Yaowaraj project has been thoughtfully designed to transform one of Bangkok’s most significant historic districts into a vibrant lifestyle destination, seamlessly blending contemporary experiences with the rich heritage and distinctive character of Thai-Chinese culture. The development will feature two world-class luxury hotels—InterContinental Bangkok Chinatown and Kimpton Bangkok Chinatown—alongside premium retail spaces, a contemporary Chinese pavilion, and cultural spaces designed for communities and families.

The project will also feature a world-class “Kung Fu Panda” experience developed in collaboration with Universal Destinations & Experiences. Inspired by the stories and unique identity of Yaowarat, the experience is designed to share the district’s cultural heritage, charm and enduring character with visitors from around the world through contemporary experiences that connect the past, present and future.

AWC is committed to developing the project in line with internationally recognized green building standards while integrating sustainability principles across every aspect of the development to create long-term shared value for communities, the economy and Thailand. The Company also aims to establish Yaowarat as an integrated destination for tourism, culture and leisure, supporting Bangkok’s aspiration to become a leading global sustainable tourism destination. The project is scheduled for full completion in 2029.

In addition, AWC plans to introduce a tram system to enhance connectivity throughout Yaowarat, the world’s largest Chinatown, enabling both local residents and visitors from around the world to experience the district more conveniently and seamlessly. With Woeng Nakornkasem Yaowaraj serving as the area’s central mobility hub, the tram will connect Ong Ang Canal, the Chao Phraya River, the MRT network and more than 800 parking spaces, improving accessibility across the district, creating greater economic opportunities for local businesses, and supporting Thailand’s continued journey towards becoming a leading global sustainable tourism destination.
