KH Academy continues to advance its mission of enhancing public legal literacy by organizing a seminar under KH Legal Aid. The seminar, held on Saturday, August 22, 2026, at the KH Academy Ratchathewi Campus, focused on the topic of “Land Battlefield: Know Your Rights Before Losing Your Assets.”
The event aimed to equip the general public with essential knowledge on land law—a field closely tied to household financial stability and broader national economic development.
The seminar featured legal expert Mr. Wuttichai Phumsanguan as guest speaker, who delivered comprehensive insights into various land law issues. He addressed key concerns for landowners, buyers, sellers, and property holders, covering topics such as land sales and transfers, inheritance, division of ownership, adverse possession, right of way, easement, and boundary encroachment.
Mr. Wuttichai emphasized the importance of understanding legal fundamentals in these areas, highlighting crucial legal considerations and risks to help attendees protect their rights and effectively manage future disputes. The seminar drew participants from a wide range of backgrounds, reflecting a strong public interest in land law issues.
Mr. Wuttichai noted that land matters are a critical area of study for the public, as land remains a high-value asset and disputes can have far-reaching consequences. He pointed out that Thailand’s land laws are complex, involving multiple statutes and regulations, and covering diverse property uses, including condominiums, housing developments, and inheritance matters. Such disputes, he explained, often require significant time and resources to resolve. Therefore, the importance of proactive legal education is stressed as the most effective means of prevention.
“From the questions raised by attendees regarding land, inheritance, and condominium legalities, it’s clear these issues are highly relevant and widespread in society,” Mr. Wuttichai observed. “It is crucial not only to seek solutions after problems arise but also to foster legal understanding from the outset. This approach can greatly reduce disputes and support the sustainable development of land for economic growth,” he stated.
For those currently facing land-related challenges and seeking advice, Mr. Wuttichai recommended accessing reliable resources for foundational legal information and consulting directly with government agencies such as the Department of Lands or local land offices, as each case may involve specific local contexts and details. He also highlighted that the Office of the Attorney General provides legal rights protection and aid centres in every main district, enabling the public to seek legal guidance.
Mr. Pichai Jantrakoon, a retired state enterprise employee and one of the participants, shared his reasons for joining the seminar. He learned about the event through the Kaohoon TV Online YouTube channel and was interested in deepening his understanding of legal issues. Mr. Pichai remarked that the training provided valuable perspectives from an expert speaker and delivered practical legal knowledge that could be applied to daily life.
“The KH Legal Aid program is very beneficial to the public as it creates opportunities for individuals to access important legal knowledge on issues that affect their daily lives. The expert speaker clarified key legal details that may otherwise be overlooked and offered attendees a chance to ask questions, ensuring everyone left with a better understanding to protect their rights,” Mr. Pichai stated.
KH Legal Aid is one of the social projects coordinated by KH Academy to further the mission of Kaohoon Turakij in spreading public knowledge and contributing to the advancement of Thai society. Through regular legal seminars—held monthly and free of charge—the project aims to foster widespread understanding of legal rights and duties, thereby reducing the likelihood of unintentional legal infringements.
