Sansiri Capital Trophy Fund (Sansiri Capital), a global real estate private equity fund, today announced the completion of its landmark acquisition of “The Lake Como EDITION,” an ultra-luxury hotel on the shores of Lake Como, Italy.
By acquiring the hotel from a joint venture of leading global investment firm Bain Capital and hospitality developer Omnam Group, Sansiri Capital is positioned to unlock the asset’s value through active asset management capabilities, supported by its sponsor Sansiri’s over-40-year development and hospitality experience and a track record of repositioning assets as destinations.

Napat Thavisin, Managing Director of Sansiri Capital, said, “This acquisition marks the first step in Sansiri Capital’s strategy, which focuses on enhancing value creation and generating returns for our institutional and high-net-worth investors. The Lake Como EDITION is a trophy asset in one of the world’s most coveted leisure destinations. Given strict limits on new development around the lake, the property benefits from high barriers to entry and inherent scarcity, which we believe supports value creation over our investment horizon. Acquiring an iconic asset is only the beginning; creating lasting value through active asset management is where Sansiri Capital differentiates itself.”
Led by its executive leadership and a dedicated team of professionals, Sansiri Capital aims to establish itself as a leading global luxury hospitality investment platform that delivers sustainable value for investors. Backed by Sansiri Public Company Limited (SET: SIRI), which brings deep development, hospitality and lifestyle expertise, it is positioned to create value well beyond capital deployment. Under its trophy asset business model, the fund focuses on acquiring irreplaceable luxury assets worldwide, as well as assets with repositioning potential, through a disciplined approach built on high barriers to entry, leading operating partners and asset-level value creation, with the aim of building a balanced global portfolio.
Under its investment strategy, Sansiri Capital targets luxury and lifestyle hotels in global gateway cities and leisure destinations with strict development limits, such as Paris, Rome, Milan, New York, and Lake Como. Execution is supported by hands-on asset management and Sansiri’s operating know-how.
At The Lake Como EDITION, which will continue to be managed by Marriott International under a hotel management agreement, Sansiri Capital plans to build on the hotel’s established position: working with Michelin-starred chef Mauro Colagreco and leading wellness networks to enhance guest experiences and diversify revenue streams; developing the Lido Beach Club and waterfront for luxury weddings, brand activations and curated social programming; and using the floating pool and private dock for differentiated experiences and strategic partnerships. Euro-denominated income also adds currency diversification to the portfolio.
The acquisition also responds to a shift in demand, as global luxury consumers pivot away from accumulating name-brand products toward ‘Experiential Luxury’, seeking bespoke, one-of-a-kind experiences. The Lake Como EDITION’s occupancy rate of over 70% during its most recent peak season provides a strong foundation on which to build this experience-led demand.
Sansiri Capital’s executive team brings a proven track record in luxury hospitality investment and value creation, complemented by Sansiri’s experience as an owner, investor and partner across leading hospitality platforms and luxury hotels, and a record in activations, placemaking, and brand-building.
Past achievements include the transformation of The Manner in New York through targeted capex, operational upgrades and a new brand position, which drove room rates up more than threefold, and the successful scaling of Standard International, where Sansiri supported its international growth, culminating in its strategic sale to Hyatt Hotels Corporation. Sansiri Capital now brings the same approach to The Lake Como EDITION, working collaboratively with Marriott International.
“At The Lake Como EDITION, our focus is to build on the hotel’s established position and strong start, working closely with Marriott International. Beyond Lake Como, we will continue investing selectively in irreplaceable hospitality assets that deliver sustainable value,” Napat concluded.
Sansiri Capital’s investors include Sansiri Public Company Limited and XSpring Capital Public Company Limited. The Lake Como EDITION is Sansiri Capital’s first investment.
The acquisition of The Lake Como EDITION is supported by a credit facility of €165 million (approximately 6.34 billion baht) from Bangkok Bank Public Company Limited, reflecting the bank’s confidence in Sansiri Capital’s investment thesis, capabilities, and expertise in alternative assets.
