SCGJWD Logistics Public Company Limited (SET: SJWD) announced the successful development of its first cold storage warehouse project in Malaysia’s Shah Alam International Logistics Hub, in cooperation with SWIFT, the Malaysian joint venture partner. The cold storage facility, with the capacity of 10,000 pallets, is set to commence operations this April. The Company anticipates the occupancy rate to rise to 90 percent of capacity by next year, well ahead of schedule.
With full confidence, SJWD, together with SWIFT, is proceeding without delay to develop the second project in the state of Johor, with an additional capacity of 11,500 pallets. This project is expected to be completed in the first quarter of 2027, to cater to a diverse range of industries that the projection shows increasing investments in the area. Both cold storage projects are estimated to generate a combined revenue of 400 million baht within three years of operation.
Mr. Bunn Kasemsup, Co-Chief Executive Officer of SCGJWD Logistics Public Company Limited (SJWD), the largest integrated logistics and supply chain service provider in the ASEAN, revealed that, the Company has expanded its investment in cold storage warehouse business in ASEAN where the economy has shown high growth potential in connecting logistics and supply chain services at the regional level, as well as to elevate SJWD to become the “Cold Chain Hub in ASEAN”, in accordance with its strategic plan. Currently, the Company also has business bases in Thailand, Cambodia, Indonesia, Vietnam, and the Philippines. Last year, the Company partnered with Swift Haulage Berhad (SWIFT), an integrated logistics service provider listed on the Malaysian Stock Exchange, to establish a joint venture in Malaysia under the name Swift Cold Chain Sendirian Berhad. This joint venture is in the process of investing in the construction of three cold storage warehouses in Malaysia, which will enhance the capability and connection of the transportation of goods along the “China-Thailand-Malaysia-Singapore” corridor.
Swift Cold Chain Sdn Bhd.’s first cold storage warehouse in Malaysia has been constructed at the Shah Alam International Logistics Hub, a large-scale logistics hub located in central Malaysia, approximately 30 kilometers from Kuala Lumpur and 16 kilometers from Port Klang, respectively. SWIFT has leased approximately a quarter of Shah Alam land area, with the plan to develop the 70,000-square-meter site into general warehouse and cold storage warehouse facilities. The investment for this project is projected to be about 300 million baht, with the cold storage facility occupying approximately 11,000 square meters, possessing the capacity to store approximately 10,000 pallets of temperature-controlled goods.
The Company is poised to begin partial operation of its first cold storage warehouse project in April 2026, with the full operation of the entire project from May 1, 2026 onwards. The cold storage will feature multi-temperature control at temperatures of between -25 to 25 degrees Celsius, along with related services, such as “Pick-Pack” (packaging) service. The Company anticipates an occupancy rate of 60 percent by the end of this year, increasing to 90 percent by the end of 2027 – faster than previously projected to be reached in 2028. Currently, more than 50 percent of the total warehouse space is expected to be leased due to the project’s strategic location near the port, facilitating convenient and rapid distribution to major cities. This factor has attracted interest from customers in both manufacturing and HoReCa (Hotel, Restaurant, Catering) sectors.
Mr. Charvanin Bunditkitsada, Co-Chief Executive Officer of SJWD, further added that the overall demand for cold storage warehouse space in Malaysia is projected to increase continuously by 8-9 percent annually. This is due to Malaysia’s role as a regional hub for trade and logistics, particularly involving the export of halal food, seafood, and processed foods to ASEAN neighbors, China, and the Middle East. Therefore, there is a high demand for cold storage space in an area with convenient access to ports and international trade routes, such as Port Klang, and the state of Johor, with its direct connection to Singapore. The demand is especially significant from industries such as fresh and frozen food, pharmaceuticals, and e-commerce, for storage and distribution in the Klang Valley, and the states of Johor, and Penang. Furthermore, other positive factors also include significant government policies that support investment in logistics and infrastructure, such as the Halal Logistics Hub, Free Trade Zones, and particularly the investment incentives awarded through the Malaysia Investment Development Authority (MIDA), that help to contribute to Malaysia’s position as a regional supply chain hub.
Recently, Swift Cold Chain Sdn Bhd., which is an SJWD joint venture company, has commenced construction of its second cold storage warehouse project, named Tebrau. This halal-certified and Green-Building facility will cover approximately 7,000 square meters and have a storage capacity of over 11,500 pallets. This new project in Johor State is strategically located near the Port of Johor and the Port of Tanjung Pelepas (PTP). The project which is expected to be completed in the first quarter of 2027 will support various industries driven by the increasing investment in the Johor-Singapore Special Economic Zone (JS-SEZ), a strategic collaboration between the Malaysian and Singaporean governments to attract direct foreign investment and elevate Johor as a manufacturing and innovation hub. Convenient cross-border transportation to and from Singapore will also be facilitated by dedicated reefer trucks.
SJWD has leveraged its expertise and knowledge to design highly efficient and energy-saving cold storage facilities, with the construction procedure adhering to high standards, with Quality Assurance (QA) process controls and monitors throughout the entire process from start to finish, ensuring strict quality management of temperature control. A key feature of the facility is the application of the Automated Storage and Retrieval System (ASRS) for storing and retrieving goods, that can significantly increase efficiency, save space, reduce labor, and enabling 24-hour operation. It is estimated that these two cold storage warehouse projects will generate combined revenue of 400 million baht within three years of operation.
