CPN Unveils Ambitious ‘Central Park’ Landmark to Bridge Bangkok’s Heritage and Future in THB 46 Billion Urban Oasis

Central Pattana Public Company Limited (SET: CPN) is set to redefine Thailand’s retail landscape with the launch of “Central Park,” a new landmark development in the heart of Bangkok’s Super Core Central Business District (CBD). As part of the wider THB 46 billion Dusit Central Park mixed-use project, Central Park integrates a shopping centre, office tower, hotel, and residences, with the goal of elevating Bangkok into a world-class metropolis. Built under the vision of a “future city,” the development seeks to create long-term value and welcome people from around the world, embodying the concept “Design for the Future with Respect for Legacy.”

The first phase, introducing Asia’s new Culinary Landmark, is scheduled to launch on 4 September 2025 under the concept “Here for All of You.” A full opening celebration, “Here for Celebration,” is planned for November 2025. With a total gross building area (GBA) of 130,000 sq.m. for both the shopping centre and the 43-storey office tower, Central Park is envisioned as a “Curated Platform for Diverse Urban Communities” and aims to attract over 25 million visitors annually, including both Thai citizens and international tourists.

The project includes 7 rai of green space, featuring the largest Roof Park in the heart of Bangkok, which offers a 180-degree view and extends the greenery of the adjacent 360-rai Lumpini Park. Designed to enhance well-being and longevity, the Roof Park features:

A 750-metre Natural Walk Trail for exercise
Dedicated Kids Park and Pets Park areas

This space is expected to absorb up to 11 tonnes of CO₂ annually.

Strategically located at the corner of Silom and Rama IV Road in the Super Core CBD, Central Park connects four key economic districts:

Central Park aims to become Asia’s new Culinary Landmark, featuring a wide selection of world-class cuisines, including restaurant brands debuting in Thailand and well-known eateries offering new concepts. A dedicated street food zone will host vendors, many recognized by the Michelin Guide. Beyond dining, the development offers experiences across more than 550 leading brands in fashion, sports, and technology. It will also host year-round curated happenings, art and fashion events, and a “Neighborhood Soul” campaign in collaboration with local restaurants and communities.

 

Sustainability & Design:
The project is designed to integrate urban living with nature and support evolving lifestyles. Central Park Offices are built according to WELL, LEED, and WiredScore green building standards, serving as a prototype for next-generation, sustainability-focused workplaces. The design reflects Dusit’s heritage, with the podium façade adopting “Three Kings” colour tones—silver, gold, and copper—representing the hotel, office, and residential components. A large curved LED digital screen enhances the building’s visual impact, creating a new landmark that welcomes visitors from around the world. Eco-friendly initiatives, including aprons made from recycled plastic bottles, further reinforce its sustainability mission.

Overall, Central Park aims to create a shopping centre that evolves alongside the city—serving as a prototype for future urban living by prioritising well-being, diversity, community, and sustainability.

Emphasizing the “Here for All of You” concept, Dr. Nattakit explained that Central Park is designed as a true mixed-use urban hub to foster inclusion and support evolving lifestyles across all generations. Whether it’s office workers jogging on the rooftop park at dawn, grabbing a coffee before work, enjoying diverse culinary options at lunch, unwinding at a spa in the afternoon, or meeting friends for dinner and drinks in the evening, Central Park aims to become the community’s nucleus—a place where people can spend the entire day.

Despite the current global economic headwinds, Dr. Nattakit remains optimistic, reiterating that Central Park is a long-term commitment to the city’s future and the promises made to the community. He noted that Central Pattana has consistently advanced its development pipeline, even during the height of the COVID-19 pandemic. As for visitation, foot traffic at the culinary zone is projected to reach 30,000 daily during the first phase, with the figure expected to surpass 70,000 once the complex is fully operational.

Dr. Nattakit expressed confidence in the appeal to foreign visitors, observing that while arrivals from China have softened, Bangkok continues to see increased interest from Middle Eastern and European travelers. He anticipates that Central Park will quickly join the ranks of Central Pattana’s top-performing retail destinations.
