BTS to Launch Historic-Riverside Langham Custom House Hotel in December 2026

Surapong Laoha-Unya, Chief Officer of MOVE Business, BTS Group Holdings Public Company Limited (SET: BTS), told “Kaohoon” in an exclusive interview that the company is preparing to introduce its new high-end hotel, “The Langham, Custom House, Bangkok”, by the Chao Phraya River in December 2026. The project, valued at around THB 6.4 billion, is a partnership between BTS and its affiliate Rabbit Holdings, and involves the restoration of the over 140-year-old Thai customs house into a five-star, luxury property.

This development aims to both preserve the architectural and historical value of the site and generate long-term economic benefits, solidifying its place as a new landmark in Bangkok’s riverside area. The hotel is located at Soi Charoen Krung 36, near the Mandarin Oriental and the French Embassy, directly opposite ICONSIAM shopping mall—an area known for attracting a high-end, international clientele.

According to Chawadee Rungruang, BTS’ Chief Financial Officer and Risk Management Committee Member, the hotel is being developed by Rabbit Holdings, which is nearly 69% owned by BTS. The property will consist of approximately 75 rooms—60 classic rooms and 15 suites—in an 8-storey building. The Langham Hospitality Group will manage the hotel, which targets affluent travelers from Asia, Europe, and other markets already familiar with the Langham brand’s luxury standing.

Distinctive for its riverside location and historical significance, the hotel positions itself in the “super-premium” segment, with room rates starting near THB 100,000. Dining will be a key feature, with plans for both Chinese and Thai restaurants to serve hotel guests and external diners.

Bringing this project to life has posed unique challenges due to the building’s designation as a registered historical site, necessitating compliance with strict regulatory standards and protocols for preservation. Development, including preparatory studies and construction, has extended over a decade, and parts of the structure were raised to address flood risks and maximize river views.

The design integrates the original customs house, which will serve as the reception and event area, alongside modern guest accommodations. Some parts of the property will also function as a museum, showcasing the customs house history and discoveries from the restoration.

BTS holds the project under a 30-year lease from the Treasury Department. Management expects it will take time for the hotel to achieve profitability as it builds brand awareness and expands its customer base, but a return on investment is projected before the lease’s end.

Currently, BTS divides its revenue across three main segments: MIX (advertising, digital, distribution), MATCH (alliances and investments), and MOVE (mass transit and infrastructure), with MATCH accounting for 43%. Following the hotel’s full launch, its operations are expected to strengthen the MATCH segment’s income from 2027 onward, with premium rates and diverse service offerings enhancing revenue potential.

The December opening aligns with Thailand’s peak tourism season, and BTS expects the hotel to benefit from strong occupancy and high brand visibility as soon as operations begin.
